Berlin and Brandenburg with its central European location is a political, economic, cultural and scientific centre in Europe. Due to increasing globalisation, the importance of the logistics sector in particular is set to rise sharply, and growth rates are expected to rise here. The geographic location and the existing infrastructure make Berlin and Brandenburg a hub for transports to Central and Eastern Europe. The north-south axis is also increasingly in focus. The hinterland with its seaports in the north is also interesting for the transhipment of products. In surveys, the capital region was voted the fifth most popular location for the settlement of international corporations. This is a clear location advantage for warehouse space and contract logistics space.
The Berlin/Brandenburg metropolitan region can rely on an excellent infrastructure by air, water, rail or land. It offers excellent connections to the most important transport hubs in Europe. The A100, A10, A11, A113, A115, A114, A104, A103 motorways and two airports (Tegel and Schönefeld) reflect this. With a population of over 6 million, the region has an attractive potential workforce. With universities specialising in logistics, the region has a skilled workforce.
Many companies and industries are settling in Berlin and Brandenburg due to the good location and infrastructure. Accordingly, the demand for logistics real estate (e.g. also production halls) and contract logistics space is increasing. The number of renovated and newly built logistics properties is also increasing. In Berlin in particular, there are some very interesting logistics properties in the city centre (areas up to 1,500 m²) due to the history. Overall, there are a large number of different warehouses and halls with a wide range of equipment and sizes. Old warehouses now serve as diverse storage areas. More specialised warehouses with special requirements are more often found in the outskirts of Berlin (spaces with 18,000 m²).
Many companies have recognised the advantages of the metropolitan region. Classic logistics service providers such as Fiege, Dachser, Schenker, Rhenus, Ulbrich Transport, Rieck, well-known CEP companies such as GLS, UPS, DHL and TNT, as well as shippers from the chemical and pharmaceutical industries or mechanical engineering have settled there. The most important industrial estates are the Berlin Airport Logistics Park, GVZ Berlin West, GVZ Berlin Süd and the Ludwigsfelde industrial estate.
