CTP, Europe's largest listed owner, developer and portfolio manager of logistics and industrial properties, is developing a customised build-to-suit logistics property for Westenergie AG, the largest subsidiary of E.ON SE. It is located in CTPark Mülheim in North Rhine-Westphalia, on the border with the cities of Duisburg and Essen.
The project highlights the development of CTPark Mülheim into a major high-tech business park that is already attracting leading companies even before completion. CTP acquired the 335,000 sqm site at the end of 2023 from the French multinational manufacturing company Vallourec. The developer is transforming the site, which was formerly an industrial rolling mill, into an innovative, modern business park. It will offer more than 160,000 square metres for research and development, laboratories, co-working, and industrial and logistics space for companies in high-growth, technology-oriented sectors such as life sciences and IT manufacturing.
Westenergie AG's new property will comprise a rental area of around 12,000 square metres, which the company has leased on a long-term basis. Two metering business units from Essen-Kettwig and Mülheim will be relocated to the new building. The new location also includes modern workplaces, a logistics centre for metering technology and a state-approved testing centre for measuring instruments.
CTPark Mülheim is located in the heart of the Rhine-Ruhr metropolitan region, one of the largest conurbations in Europe. It has excellent connections to the A2, A3, A42, A52 and A59 motorways. This means that the major cities and economic centres of Düsseldorf, Duisburg, Dortmund and Essen can be reached quickly. The park is also close to the neighbouring countries of Belgium and the Netherlands, making the major ports of Amsterdam, Antwerp and Rotterdam easily accessible.

Bernd Böddeling, Senior Vice President Energy Networks Germany at E.ON and CEO of Westenergie AG, explains: ‘With the new building in Mülheim, we are creating the conditions for further growth in a dynamic region whose outstanding location and connections speak for themselves.’
Marc Buchholz, Mayor of Mülheim an der Ruhr, comments: ‘The establishment of E.ON in the new industrial and commercial park is a strong first signal for the location and clearly demonstrates the attractiveness of the region for high-growth companies. We are very pleased to welcome E.ON, a renowned international player, to Mülheim.’
Timo Hielscher, Managing Director M&A at CTP Germany, says: "The planned new location of E.ON subsidiary Westenergie in Mülheim an der Ruhr is a success for both the region and CTP and shows that we have the right instinct when it comes to identifying outstanding locations. The Rhine-Ruhr region is very attractive and still has a lot of potential, which we want to tap into with the new business park. Another advantage for the municipality is that we do not have to use greenfield sites for the new areas, but can use and redevelop existing ones. We would like to thank E.ON and the city of Mülheim an der Ruhr for their support and look forward to continuing our collaboration."
As part of a sustainable and resource-efficient construction approach, CTP is aiming for DGNB Gold certification for CTPark Mülheim. In addition, the installation of a photovoltaic system is planned to ensure a fossil-free energy supply. The project is scheduled for completion in the third quarter of 2027.
The real estate company Brockhoff & Partner and the city of Mülheim an der Ruhr are among those involved in the development of the project.
