Papenburg is the southernmost seaport town on the Ems, with a shipyard, a lock and the A31 between Weener and Rhede. Anyone looking for a warehouse hall separates the shipyard basin from the contract logistics at the Deverhafen. One is shipbuilding. The other is the exposé.

Three questions before an enquiry goes to the Ems. Is the space at the Deverhafen or in the shipyard basin? Does the tour need the A31, or is the B70 to Leer and Meppen enough? And is the tax rate the city’s, not that of a neighbour on the same motorway? Warehouse space in Papenburg is port logistics with a shipyard beside it. The two share the town and not the door.
Focus: 37,206 inhabitants on 31 December 2024, 118 square kilometres, State Statistical Office of Lower Saxony. The same office counted 23,472 employees at the workplace on 30 June 2024. The figure explains the yard and the port. It is not evidence of free hall metres.
The working day: A cruise ship leaves the town on a dammed Ems, once or twice a year. A pallet leaves over the ramp at the Deverhafen or on the A31. Anyone who writes both into one enquiry is looking for two different operators.

Meyer Werft builds cruise ships in Papenburg. That explains why so many people are employed at the workplace, and why project cargo, steel and machinery belong to the picture of the port. The yard halls are plant logistics. They are not an exposé on LAGERflaeche.de.
Port: The sea and inland port lies on the Ems, the southernmost seaport of the Seaports of Niedersachsen. The sea lock keeps the dock tide-independent, for ships up to 5.50 metres draught, 145 metres length and 24 metres beam, according to the city. The shipyard basin beside it is built for much larger vessels. Cargo in the commercial port: peat, building materials, agricultural goods, iron and steel, timber, project cargo. This page does not keep a running throughput statistic, so no tonnage for the current year is stated.
Federal road: The B70 runs through Papenburg towards Leer and Meppen. It is the town’s road, not the road of the long haul into the Ruhr.
Motorway: The A31 has the Papenburg junction between Weener and Rhede (Ems). The town’s own description names the nearest nodes in the neighbouring municipalities of Rhede and Weener. Both mean the same axis: the motorway lies beside the town, not on the dike. To the north come Leer, the A28 and, via the A280, the Dutch border. The western border is about 15 kilometres away. That is location, not a promised driving time.
In the exposé: Property 9633 sets the road to the A31 and rail to no. Anyone who expects a rail siding because a port is nearby is reading past that line.
Water: The Ems is a sea waterway. The Dortmund-Ems Canal and the Ems lie to the west, the coastal canal to the south of the town. Three quarters of port traffic runs in sea transport, according to the Seaports. The exposé at the Deverhafen sets the waterway to yes. That describes the location at the port, not a private berth with a number.
Rail: The exposé says rail no and airport no. A freight village in the town cannot be read from that. Anyone who needs combined transport compares a named site in the overview of freight villages in Germany.
Transfer: The yard uses the barrage at Gandersum to take ships out to the North Sea. That is a yard operation on a few days a year. It is not a liner service for pallets.
The local list shows one exposé. Property 9633, Deverhafen 4, 26871 Papenburg: 35,000 square metres in total, 2,500 square metres free, 5,000 pallet places, manual, one-sided, divisible from 100 square metres, price on request, no energy certificate. The split names 25,000 square metres of block storage, 5,000 square metres of open storage and 3,500 pallets in the high-bay. 25,000 plus 5,000 is not 35,000. The rows stay rows.
Sectors in the exposé: automotive, building materials, e-commerce, electronics, FMCG and retail. Handling: goods handling, inventory, picking, transport, goods exchange. Racking: shelving, pallet racking, cantilever. This is contract logistics at the port, not the hall in which a ship is built.
The state list under the heading further down filters Lower Saxony. It is not a second Papenburg search and not a reason to add the 2,500 square metres to halls in other towns.
Three prices sit side by side and stay separate. A hall would be a net cold rent per square metre. Contract logistics at the Deverhafen is calculated per pallet and handling step and is on request. A plot at the port is a purchase price the exposé does not state. The property checked has no energy certificate.
| Type | What can be said | What stays open |
| Contract logistics | Price on request, per pallet and handling step | One exposé, Deverhafen 4. No pallet rate. |
| Logistics property | No prime rent for Papenburg | 35,000 square metres and 2,500 square metres free are space, not rent. |
| Land | No purchase price in the exposé | Port land and the shipyard site are not this offer. |
| Town | Trade tax | Property tax B | As of |
| Papenburg | 380% | 310% (2024: 380%) | Property taxes B and A 310% from 2025, trade tax unchanged at 380% |
| Dörverden, for comparison | 360% | 267% | from 2025, another municipality, another axis |
Prices: Trade tax at 380 percent is the city’s rate, not the price of a pallet. Laying a prime rent from another report onto Papenburg would invent a market the reports do not state that way.
Open the exposé at the Deverhafen
The yard secures employment and draws project cargo into the town. It does not replace a third ramp in the exposé. Anyone looking for steel or a machine part for shipbuilding asks the port and the operator. Anyone looking for 2,500 square metres of free contract space opens property 9633 and checks whether block storage, open storage or the pallets in the high-bay are meant.
Labour: 23,472 employees at the workplace against 37,206 inhabitants describe a town that people commute into, not a full warehouse with a free shift. For the tour, what counts is whether the door at the Deverhafen can be reached for the shift, not the size of the yard.
Leer and the A31 north: the short axis to the coast, the A28 and the Dutch border. Papenburg is the port in front of it, not the district town of Leer.
The Ruhr via the A31: the long axis south, past Meppen and Lingen. A hall in Papenburg serves that relation only if the A31 is really on the tour. The B70 alone is a different rhythm.
Hanover: an inland node with a freight village, not the Ems. The page warehouse space in Hanover belongs to another waterway and another rent. Anyone who needs both is planning two sites.
Location: the Deverhafen, if water and the A31 should work together. The B70, if Leer or Meppen is the destination. The shipyard basin only for the ship, not for the pallet.
Availability: 2,500 square metres free inside 35,000 square metres in total. The difference is not automatically a second empty hall. Divisible from 100 square metres is in the exposé and needs confirmation.
Cost gaps: tax rates of 380 and 310 percent from 2025, against a missing local rent. The tax bill is known. The price per square metre is not.
Sector: Building materials and retail fit the picture of the port. E-commerce and FMCG are additionally in the exposé and are not an automatic result of peat and steel. This exposé does not show cooling or hazardous goods as a zone of their own.
The warehouse types are the rows of property 9633, not a catalogue of the yard. They are explained in the overview of warehouse types.
| Warehouse type | Row in the exposé | Read on |
| Block storage | 25,000 square metres | Block storage |
| Open storage | 5,000 square metres | Outdoor storage |
| High-bay | 3,500 pallet places, no square metres | High-bay warehouse |
| Warehouse hall | 35,000 square metres in total, 2,500 free, divisible from 100 square metres | Storage hall |
Cold stores and hazardous-goods stores are not a separate area in this exposé. They are not added here.
The services are those of the one exposé. The overview of logistics sectors explains the terms, not a second provider.
| Service or sector | In the exposé | Read on |
| Order picking | named, next to inventory and goods handling | Order picking |
| Automotive | sector focus | Automotive logistics |
| Building materials | sector focus, fitting the port | Building-materials logistics |
| E-commerce | sector focus, in addition to retail and FMCG | E-commerce logistics |
The exposé changes when the 2,500 square metres are let or a new unit is added. This text keeps the seaport, the A31 and the split between yard and marketplace. The space is dated October 2026. Door, use and price are in the exposé.
Short notes on the port. The single unit remains the exposé at the Deverhafen.
→ Warehouse locations in Lower Saxony, without the Papenburg filter.
→ Warehouse space in Hanover, an inland site and a freight village, not the Ems.
Market reports do not publish a prime rent for Papenburg. The exposé at the Deverhafen gives the price on request. Contract logistics is priced per pallet and handling step. A plot at the port is a purchase price. The Meyer Werft halls are not an offer on this marketplace.
The B70 runs through the town towards Leer and Meppen. The A31 has the Papenburg junction between Weener and Rhede (Ems). The western Dutch border is about 15 kilometres away. The seaport is on the Ems. The shipyard basin is a separate approach, not the ramp of the exposé.
Property 9633, Deverhafen 4, shows 35,000 square metres in total and 2,500 square metres free. The rows name 25,000 square metres of block storage, 5,000 square metres of open storage and 3,500 pallet places in the high-bay. The rows do not add up to the total. Rail is set to no, the waterway to yes.
No. The yard builds cruise ships in Papenburg and explains the location, not a free door. The only exposé in the local filter is contract logistics at the Deverhafen, manual, divisible from 100 square metres, price on request. The state list below is Lower Saxony, not a second Papenburg offer.
Trade tax 380 percent, unchanged. Property tax B 310 percent from 2025, after 380 percent. Property tax A 310 percent from 2025, after 360 percent. Comparison table as of 30 June 2025. The state office counted 23,472 employees at the workplace on 30 June 2024.

The list below is the state offer. It is not a second port and not a shipyard hall.
